What to put in the message
Tell me the town, the rough age of the house if you know it, the roof material, and what prompted the call. A stain on the ceiling, water in the garage, a tile you found in the yard after a windy night, or just a house you are about to buy.
If you can safely take a photo from the ground or from an upstairs window, attach it. I can often tell from a photo whether you have a ridge problem or a field problem, and that changes how quickly I need to be there.
What happens next
I read every message myself and reply with a time window. For an active leak during rain I try to get a tarp on the same day. For everything else I book an inspection slot, walk the roof, go through the attic if there is access, and send you a written report with photos.
The report comes with a repair scope and, if the roof is genuinely at the end of its life, a separate replacement scope so you can compare the two honestly.
Emergencies
A leak during a storm is not the time to argue about the long-term fix. The job is to stop the water. I carry tarps, cap nails and battens on the truck, and a temporary cover buys you time to make a decent decision once it dries out.
Do not go up on a wet tile roof yourself. Wet clay is like ice and broken tiles are sharp; I see more injuries from homeowners on ladders than from anything the weather does.
For property managers and businesses
If you manage several buildings, I can set up a yearly inspection round and keep a simple file per roof: photos, repair history, what to budget for and when. That makes the replacement conversation a planned event instead of a surprise.
Commercial calls get the same treatment as residential ones, just with more attention to drains, rooftop equipment curbs and the seams where ponding sits.
Where I travel
San Bernardino city and the surrounding communities, from the Cajon Pass side down through Colton and Loma Linda and east along the 10 to Redlands and Yucaipa. Most days I am somewhere along that stretch anyway.
