Concrete tile re-lay, two-story tract house
A 1980s house on the Highland side where the tiles were fine but the underlayment had turned to dust. We lifted and stacked every tile, stripped the old felt, replaced three sheets of delaminated plywood, laid new synthetic underlayment with a peel-and-stick membrane in the valleys, and set the same tiles back down.
The house looks identical from the street. What changed is that it will not leak for a long time, and the homeowner spent far less than a full tile replacement would have cost.
Double-layer shingle tear-off near downtown
Two layers of three-tab shingle on a 1950s ranch, the bottom one old enough to have paper backing. The deck was original one-by-six skip sheathing, so we overlaid it with plywood, then ran new drip edge, ice-and-water at the eaves and valleys, and architectural shingles rated for high wind.
The dumpster held more than the roof looked like it should. That is normal for a double layer.
Flat roof recover on a small commercial building
A single-story retail building in Colton with a modified bitumen roof that ponded around two rooftop units. We rebuilt the curbs, added tapered insulation to push water toward new drains, and installed a white reflective membrane over the top.
The tenant noticed the air conditioning worked better in August, which is the cool-roof effect doing its job.
Chimney and skylight flashing repairs
The bread-and-butter work. A brick chimney with counterflashing that had been caulked instead of cut into the mortar, three skylights whose curbs had never had proper step flashing, and a plumbing vent with a cracked rubber boot letting water run down the pipe into a bathroom wall.
Each took part of a day, and each had been quoted elsewhere as a reason for a full re-roof.
Wind damage after a Santa Ana event
A run of houses along the north edge of Rialto lost ridge caps and had field shingles creased along the leading edge. We tarped the worst three the same afternoon, photographed everything for the insurers, and came back to replace ridge, reset lifted tabs with fresh sealant and swap the shingles that had creased.
Creased shingles look fine but they have lost their seal and will lift again, so they come out.
What all of these have in common
Each started with a walk on the roof and a look in the attic, each came with a written scope before the crew arrived, and each ended with a photo record and a swept yard. The job sizes ranged from an afternoon to a couple of weeks, and the approach did not change.
